Sierra Ridge is a 17.5-acre residential subdivision located in Peoria, Arizona, approximately 12 miles from Lake Pleasant. The project consists of 24 single-family lots. Bowman provided survey, annexation and entitlement services including a Minor General Plan Amendment, PAD and preliminary design documents; preliminary plat, preliminary drainage report and preliminary grading and drainage plan. After approval of the PAD and preliminary design documents, Bowman prepared the civil subdivision plans. The site provided a challenge as steep slopes required extensive and creative grading designs to allow for stormwater retention and dissipation for both onsite and offsite flows. Bowman prepared the subdivision improvement plans as well as the required documents for the Maintenance Improvement District and Street Light Improvement District, 404 Jurisdictional Delineation and 404 Nationwide Permit. Improvement plans also included offsite improvements for the perimeter roadway of Pinnacle Peak Road north half street improvements with water and sewer extension in 107th Avenue to Villa Chula. Offsite roadway and utility extensions were comprised of approximately 1,300 lf of Pinnacle Peak Road and 1,350 lf of extension in 107th Avenue.
