The 514,004 sq. ft. mixed-use project includes 341-rental units with a ground floor retail shell for restaurants and mercantile use, and a 107,450 sq. ft. underground parking garage. This project is a design-build project with two separate contractors, Brenden Mechanical Inc. and Colonial Electric Co. Inc.
The mechanical systems are split system air cooled units for the residential, direct outside air systems (DOAS) roof top units for ventilation and roof space allocated for the retail tenants including kitchen exhaust ductwork for future restaurants to the roof. The plumbing systems include domestic water with individual unit water heaters, and a primary storm system overflows on the roof. The electrical design includes four electrical services, three for the residential units and one for the retail. The system design includes a natural gas life safety generator to support egress lighting, fire alarm and elevators. The retail spaces are designed as warm, dark shells. The project is expecting to receive a LEED V4 Silver rating at completion.
