The project consisted of the MEP engineering and commissioning for a 300,000 sq. ft. core and shell office building and an above ground parking garage with a capacity of approximately 1,400 vehicles and 30 Level 2 EV charging stations. The garage design included a two-bay fire station for Howard County Fire and Rescue. The fire station systems were stand alone and the fire station was isolated from the rest of the project. The project was designed under LEED 4.0 and received a LEED Gold certification.
The mechanical system consists of a low temperature chilled water system to provide a highly efficient system. By using colder water temperatures and colder air temperatures, pipe sizes and ducts sizes are able to be reduced to help manage the first cost of the chilled water system. A dedicated outside air unit with chilled water cooling, gas heat and a total energy wheel was utilized to minimize the heating and
cooling load of the outside air system. Energy is recovered in the outside air unit by the use of building relief and exhaust air. Two 480 volt, 3 phase, 4000 amp electrical services were provided to the building. Efficient LED lighting and day lighting controls were included in the design. A generator for life safety was also included.
The LEED commissioning included the core and shell office building with retail spaces, loading and maintenance areas, and a fitness center. Scope included new lighting controls, new water-cooled chillers, cooling towers, heat exchangers, pumps, air handling units, VAV boxes, energy recovery unit, split systems, VRF systems, supply fans, exhaust fans, unit heaters, wall heaters, electric domestic water heaters and building automation system.
