3 Olive Park is a 158-lot single-family residential subdivision on a 40-acre site. Bowman provided land planning and entitlement services including PAD, General Plan Amendment and Preliminary Design documents. The team prepared the preliminary plat, preliminary drainage report and preliminary grading plan. The scope of services included civil subdivision construction plans for grading and drainage, water, sewer, paving and offsite road improvement plans. Bowman also prepared the required documents for the Maintenance Improvement District and Street Light Improvement District. The coordination required with proposed design of future City improvements in 103rd Avenue to ensure transitions during the construction phase were mitigated.
