This multi-phase manufactured home community is located in San Antonio within
the Salado Creek watershed. Our team prepared a Manufactured Housing Park
Plan for the last two phases of the expansion. Phase V, the final phase, included
140 pad sites on 27 acres. The development was located along TxDOT frontage and
included private roadways, utilities, drainage, and onsite detention. A flood study was
conducted due to part of the property being in the floodplain, using new Atlas 14
rainfall data. Our team delineated the effective floodplain and modeled anticipated
changes from the updated rainfall intensities. Our team also assisted with the amenity
area expansion which included the addition of a splash pad, dog park, 10,000 sq. ft.
fully finished out community space and parking to accommodate the expansion.
