Bowman provided MEP engineering design services for this 14-story 292,000 sq. ft. core and shell class A high-rise office building meeting the WELL Building Institute certification. The project design included a 900-ton chilled water system with cooling towers located on the roof and chillers in the lower-level central utility plant. The mechanical design included an energy recovery rooftop unit to pre-condition the outside air. Stair pressurization is provided by roof mounted fans, and dedicated cooling systems are provided for the fire control room and elevator equipment rooms.
The plumbing systems include a domestic water booster system, a dedicated make up cooling tower booster pump package and a fire pump to support the building fire suppression systems. A sewage ejector system and grease interceptor are included in the base building design to support the facilities on the lower level including fitness center and locker rooms.
The electrical design includes one 4,000 ampere service and one 3,000 ampere service with a natural gas emergency generator to support the life safety systems. Power distribution will be via a bus duct distribution with separate power risers for the lighting and power and the HVAC systems. Provisions for third service are accorded on the lower level to allow for the future retail.
The building achieved LEED Gold certification. In addition to the base building systems, Bowman provided the MEP engineering for the tenant interior design.
