Bowman provided mechanical, electrical and plumbing (MEP) engineering services for Elms Fells Point, a 455,800 sq. ft., five-story mixed-use apartment building. Completed in 2023, the $65 million project was developed by Elm Street Development and designed by architect Hord Coplan Macht. The building includes 285 apartments, a residential lounge, lobby, fitness center, courtyard and roof terrace, along with a 133,000 sq. ft. two-level aboveground parking garage.
Bowman’s design scope included HVAC, power, lighting and fire protection systems, as well as services related to the National Green Building Standard, ICC 700. The electrical design incorporated six utility services: four serving apartment meter stacks, one serving common building systems and one dedicated to the fire pump. A diesel generator provides backup power for egress lighting, the fire pump, elevators and selected pumps. Lighting controls with touch controllers serve public spaces and outdoor amenity areas.
Apartment HVAC systems feature split-system heat pumps with auxiliary electric heat. Variable refrigerant flow systems heat and cool the main lobby and fitness center, while a dedicated outdoor air system provides ventilation. All major equipment was installed above the flood level in accordance with waterfront design guidelines.
To address site and plumbing elevation constraints, the design incorporated a sump pump and sewage ejector to serve lower-level plumbing fixtures. Instantaneous water heaters provide domestic hot water to public areas and the trash chute washdown system.
