Calumet project is located with the town limits of New Market, Maryland and totals 263.24 acres. A key component of this project is the creation of the Town of New Market by-pass road by extending Mussetter Road by 2.5 miles. The project incorporates 925 dwelling units comprising of a mixture of single-family detached and attached townhouse units.
The layout respects the rural edge of the Town of New Market by taking advantage of the existing environmental features and making them the featured entrance of the community. Multiple planning, zoning and engineering challenges were overcome through the stages of the project. Bowman was challenged with creating a site-sensitive design while maximizing the total allowable dwelling units all while balancing community buy-in with the town residence and adjacent neighbors. The Mussetter Road Extended By-pass traverses through an existing wooded area including wetlands and water bodies. Bowman was able to identify the best alignment with the least impacts to the existing natural features. The project design incorporates Environmental Site Design (ESD) to the maximum extent possible.
