Capital One Block A

Bowman is providing mechanical, plumbing, and electrical engineering design and peer review services for the 31-story, 729,000 sq. ft. class A corporate headquarters building in Tyson’s Corner, Virginia.  The project is targeting LEED Gold certification. The building features 68,000 sq. ft. of retail space in addition to a 495,000 sq. ft. office. There are eight levels of above grade parking that serves as the pedestal for the two office towers, and four levels of parking below grade. Between the two office towers is a 12-story atrium with connecting bridges that house conference center spaces.

The first two levels of the project include shell retail, two-story entrance lobby and back of house support spaces including a mail room, loading dock and trash service area. The office building was designed as a high-rise concrete structure under B occupancy. Specific design includes rain water capture for cooling tower make up water, smart lighting controls and DOAS HVAC systems with hot water coils. Bowman also is designing the tenant interiors in conjunction with the base building design. The fit up includes open and closed office space, flexible collaborative meeting areas, a full service cafeteria, multiple coffee bars, and catering support for the conference center. The main lobby and sky lobby at the atrium level provide the transition space from public to secure and includes a concierge desk, security turnstiles, public meeting facility and security and leasing offices.

Bowman performed peer review services of the architectural, structural, and mechanical, plumbing, and electrical construction documents for Capital One’s Block A, B and C. The new multi-story commercial complex includes parking garages, retail space, corporate center, auditorium and performance hall, and a corporate hotel tower. The podium structure contains additional infrastructure for two additional future towers and an occupied green roof.
