CSX East

The project consisted of the east parcel of the CSX Development site, with Virginia Avenue to the North, New Jersey Avenue to the East, Eye Street to the South and an existing coal yard to the West. The elevated Southeast Freeway crosses over the North area of the site. The plan consists of three structures on one record lot, with a gross square footage of approximately 900,000, and a two-level garage of approximately 170,000 sq. ft. The three structures are connected by a shared below grade garage, which is one story deep on the east half of the site and two stories deep on the west half of the site. Two structures are residential, with a total of 756 units, and the third is a 225-key hotel. The west residential structure is 13-stories with ground and roof level amenity space. The central residential structure is 12-stories in height, with office space on the 2nd and 3rd floors which are accessed through a separate lobby and core. Bridges at the second floor connect all three structures on the site into one building and an additional bridge at the 11th floor will connect hotel Building 1 to the existing 82 Eye Street. A sky bridge at the roof level provides an open air connection between the two residential buildings.

The mechanical engineering was completed as Design-Build in partnership with Total Mechanical Solutions (TMS). The mechanical design included high efficiency Air Cooled VRF systems with heat recovery to support the units and the amenities spaces. Indoor evaporator units supporting the apartments are horizontal concealed fan coils which provide a “utility room-less” apartment. Ventilation was provided by air cooled dedicated outside air system (DOAS) roof top units. The co-working shell space in Building 2 is provided with future VRF capacity along with a glycol system for tenant.
