Bowman was retained to conduct planning, civil engineering and surveying services for this new urban community located along the Dulles Greenway west of Dulles International Airport. Land planning services included the consolidation of over 1,000 acres for residential land use, as well as a 17-acre County park, a 5-acre church site, a 2.6-acre daycare center, and more than a mile of 24-inch water main extension. The approved land plan and zoning map amendment organize the residential land use into seven neighborhoods. Each neighborhood features a pattern of traditional streets, blocks and open space areas with a variety of residential housing types, all served by a community elementary, middle and high school cluster, and a commercial center.
Bowman’s services were retained to prepare zoning documents and graphic presentation materials for this significant addition to the Loudoun community along with preparing preliminary and final land development site plans for additional neighborhoods extending along the Broad Run Stream Valley. The planning and design teams used their extensive knowledge of current local, county, state and federal requirements to prepare the necessary documentation. Concurrent to the zoning request, the design and construction documentation is proceeding for the potential development of this land area under its by-right zoning potential. This provided County officials with an effective tool to evaluate the benefits of a master-planned development. The survey teams prepared the necessary documentation including feasibility studies and flood plain studies with FEMA map amendments. Other services included water, sewer and storm drainage utility design, sediment control design, site grading, ALTA and ACSM surveys and construction surveys for both house construction and land development improvements.
