Lowe’s Gallery 64

Museum Place is a mixed-use redevelopment of a former DC school property in Southwest. Our scope of work included the mechanical and plumbing engineering design for Lowe’s Gallery 64, the new multi-unit residential building including a large ground-level outdoor courtyard, and two levels of underground parking structure.

The project consists of a 12-story, above grade, building with 486 apartment units. The project includes 434,919 sq. ft. of residential units, 122,923 sq. ft. of ventilated parking garage, and 11,445 sq. ft. of indoor amenities areas. The building has an accessible terrace on the roof for resident gatherings. The project achieved LEED V4 BD+C: HOMR Platinum certification on March 31, 2023.

Heating and cooling are provided by Air Cooled, Variable Refrigerant Volume (VRV) outdoor, heat recovery condensing units serving indoor VRV fan coils. The condo and amenities spaces are conditioned by VRV outdoor condensing units with heat recovery. The heat recovery functionality allows the VRV indoor fan coils to recover heating and cooling capacity from other VRV indoor fan coils for increased building energy efficiency. The parking garage is provided with an exhaust system to monitor and limit CO and NO2 gases within the space. Plumbing design includes individual electric resistance; storage tank water heaters at each apartment; a tri-plex domestic water booster pump, multiple sump pumps for underground de-watering and parking garage drains; storm water piping to support green roofs and impervious area; and natural gas distribution to support the mechanical equipment and amenities fireplaces.
