The project at 600 Spear Street in South Burlington commenced in October 2019 with the objective of developing a Planned Unit Development (PUD) featuring 32 residential units. Additionally, a re-purposed industrial building is being transformed into a new mixed-use facility, offering versatile spaces for community use. This includes amenities such as maker spaces, bicycle repair facilities, work-from-home spaces and storage solutions. A significant aspect of the project involves extending the bike path to promote non-vehicular traffic, aligning with sustainability goals.
Key elements of the PUD design focus on clustered development and minimizing impervious surfaces to enhance sustainability. The eastern section of the site will feature a solar field, contributing to renewable energy initiatives. A central community area is also being developed, featuring green spaces and gathering areas for local residents.
Navigating Vermont’s permitting process posed challenges typical of such projects. Our team collaborated closely with the client and the City of South Burlington to ensure compliance with all local regulations and to achieve the client’s vision. Special attention was given to current zoning requirements and anticipated future zoning changes under interim zoning regulations. To facilitate communication and visualization of the project, we collaborated with Lincoln Brown Illustration to produce detailed 3D renderings for presentations to both the client and city authorities.
