The project site was an old industrial area on the Hudson River waterfront housing many heavy industrial uses. The site was crisscrossed by railroad tracks that ran from several ferry landings to points west. Given its use history, site was classified as a brownfields site and thus required extensive cleanup and capping of contaminants, as well as provisions for safe installations of underground utilities and structures. The site also required creative foundation designs given that it was both on the waterfront and having soils that were susceptible to settlement of new buildings. Lastly, being on a major tidal water body, the provisions to protect against flooding were required. The project involves the construction of a mixed-use community containing 4,000 multi-family housing units, retail space, parking decks, hotel, a new ferry terminal, a new light rail station, and a 2-mile waterfront walkway.
