Our team performed the civil design and permitting for an 11,500 sq. ft. retail center located in the San Antonio ETJ (Extraterritorial Jurisdiction). Situated on a 1.25-acre site, the project required careful planning and coordination to accommodate both the client’s vision and local development requirements.
As part of our scope, we facilitated the site layout design, ensuring an efficient arrangement for the proposed retail space, drive-thru access, parking areas, and driveways to optimize traffic flow and accessibility. Our team worked closely with key agencies, including SAWS (San Antonio Water System), TxDOT (Texas Department of Transportation), the City of San Antonio, Bexar County, and neighborhood development authorities, to navigate the permitting process and secure the necessary approvals for construction.
Beyond regulatory coordination, we provided grading and drainage design, utility coordination, and stormwater management solutions to ensure compliance with local and state standards. Our work helped pave the way for a successful retail development that enhances commercial opportunities in the area while meeting modern accessibility and infrastructure requirements.
