Tallyn Ridge is located on Reich’s Ford Road west of the City of Frederick and is adjacent to Pine Cliff Park and the Scenic Monocacy River. Pine Cliff Park is one of the largest recreational facilities supporting the Community/Education Browning Building facility, four softball fields, boat ramp, playgrounds, picnic pavilions and natural trails. The site combines five parcels totaling 154 +/- acres atop of a ridge with spectacular views to the west overlooking City of Frederick and Pine Cliff Park. The design of the project respects the topographic terrain and natural and environmental features. The team planned 200 townhouses and 241 single family detached dwelling units nestled in around the existing forested areas and preserving 53 specimen trees with a diameter of 30 inches or greater. The design incorporated a strong pedestrian connection design to allow access into Pine Cliff Park and the Monocacy River through pedestrian paths and natural trail system. Some features of the project include that it is inter-connected to the Frederick County water distribution system, it required domestic and fire flow modeling, as well as a pressure reducing valve analysis.
