The project consists of a five-story, 94,000 sq. ft. core and shell medical office building located at National Harbor in Prince Georges County, Maryland. The building includes a covered drop-off, loading dock, glass facade and designed as slab on grade. The project is designed to the 2015 IBC and the 2015 IECC with code variances requested to allow use of 2015 IBC/IMC for ventilation requirements.
The HVAC design uses roof mounted air handling units, one per floor, with the duct risers to the floor for connection by the end user. Dedicated space for a future operating or procedure room HVAC equipment is included in the base building design. The building plumbing systems includes numerous wet stack risers to accommodate the medical uses of the build out. In addition to the normal electrical service the building includes and emergency standby generator to support the code required life safety systems.
