The Trillium Tysons Senior Living

The project consists of the design of a new independent living, assisted living, and memory care senior living facility to be located in McLean, Virginia. The “T”-shaped building includes a fifteen-story north tower and a ten-story south tower for a combined 262,500 gross sq. ft., all above an 85,500 sq. ft., three-level below-grade enclosed parking garage. The building consists of 196 residential units, as well as amenity spaces, which includes open dining rooms, lounges, commercial kitchen, retail/bistro, salon, fitness center, therapy, and art studio.


We provided mechanical, electrical, and plumbing design services for this project. The mechanical system design includes gas-fired, rooftop dedicated outdoor air systems (DOAS) to provide ventilation and variable refrigerant flow (VRF) systems with heat recovery to provide heating and cooling for the building. The electrical system includes electric service entrance system, building power distribution and interior and exterior lighting systems; site lighting and telecommunications service entrance systems; fire alarm system; and raceways for telephone and data communication systems. The design includes an emergency power generator for life safety systems. Plumbing design includes sanitary drainage system, stormwater drainage system, water supply systems. The plumbing includes a centralized water heater system on the roof to supply the entire building.

The project is anticipated to achieve LEED Silver v4.
