Bowman provided land planning, surveying, and engineering design services for this mixed-use development located on the eastern border of the Town of Leesburg. Modeled after developments such as Reston Town Center, the project includes a Wegmans supermarket as the anchor retailer, and a town center like central core that will include a variety of supportive restaurant, retail, and office spaces. To ensure use of the town core and its intimately designed plaza spaces, some of the buildings include residential units above the retail spaces. Several parking structures are used to meet parking demands of the commercial and residential uses. Future phases of the development include an active adult development, a hotel/conference center, and an office core area. Bowman’s land planning studio provided support through the rezoning of the property and the filing and processing of several special exception applications. Our engineers prepared the site plan for the Wegmans supermarket and the Town Center Boulevard, as well as final construction drawings for Russell Branch Parkway through the project and Crosstrails Boulevard from the Route 7 interchange to the crossing of Tuscarora Creek. In addition, Bowman prepared the infrastructure plans for an on-site sanitary sewage lift station, and for the construction of storm water management and best management facilities to serve the entire planned development. This complex project involved the management and coordination with several specialty consultants including bridge designers, traffic engineers, traffic signal designers, landscape architects, building architects, geotechnical engineers, wetland and environmental scientists, pump station designers, and parking structure designers. Bowman is also providing on site construction phase services through the duration of the project.
