Wakeland Riverwalk Affordable Housing

Bowman is continuing its collaboration on the transformative Riverwalk San Diego redevelopment, providing civil engineering and site design services for Wakeland Riverwalk. The project is being developed by Wakeland Housing Development Corporation and is a key component of Riverwalk Phase 1, with Hines serving as the master developer.

This public funding project, supported by Low-Income Housing Tax Credits, will deliver approximately 190 affordable homes across three multifamily residential buildings. The project will be integrated with the new MTS Green Line trolley station and expanded San Diego River Trail, establishing an attainable, transit-oriented community that connects residents to recreation, employment and public transportation.

Bowman is delivering preliminary engineering, grading, storm drain, sewer and water system design, frontage improvements, drainage studies and stormwater documentation, including a preliminary SWQMP and SWPPP, for the affordable housing development. The team is also coordinating with the City of San Diego for permitting and approvals. The project includes 91 parking stalls, consisting of 44 standard spaces and 45 electric vehicle spaces, supporting sustainability and future mobility needs.

This phase builds on Bowman’s work within the larger Riverwalk San Diego master-planned community, a $3 billion, 200-acre redevelopment of the former Riverwalk Golf Club site into a vibrant mixed-use village. When complete, the master plan will include approximately 4,300 multifamily units, including 430 affordable homes, along with 110 acres of parkland, 1 million sq. ft. of office and 150,000 sq. ft. of retail.
