Wheatlands is a Master Planned Community within the City of Aurora and has been successfully completed for Alberta Development. The Wheatlands consists of approximately 600 acres and is approved for over 1,500 residential units, multiple commercial areas, a school site, and a neighborhood activity center.
The Contextual Site Plans (CSPs) and construction plans for the infrastructure to service the master plan community had been approved by coordinate and revising seven separate filings of CSP’s and construction plans. The construction plans set included a grading plan, overall utility plan, sanitary sewer plan and profiles, signage and stripping plans, and drainage plans. Bowman processed the construction plans for the infrastructure being funded by the Wheatlands Metropolitan District. The District infrastructure includes a four-lane arterial road with super-elevation, a 36” public water main, and four collector streets with water, sanitary sewer, and storm sewer mains. Along with processing the District infrastructure plans, Bowman also prepared and processed the CSPs and construction plans for the next three of the remaining seven filings and completed construction plans for two regional trails within the master-planned community. One trail, adjacent to the Murphy Creek Drainage way was designed to connect the neighborhoods to the onsite neighborhood activity center and to the trail along Smokey Hill Road which then provides access to the nearby Southlands commercial area. The second trail connects to the first at the neighborhood activity center, and then allows residents to travel to the east, through the Beacon Point Subdivision, to the Aurora Reservoir Trail system.
