Our team was engaged directly by a confidential financial services client to serve as the engineer of record for tenant improvement design and construction administration in a new four-story office building. Services included mechanical, lighting, power, fire alarm and fire protection design.
In collaboration with the owner, developer, core-shell design team and the project’s architect and interior designer, the team provided Engineering Management Services (EMS) during the core-shell design phase. This included peer review, system and energy analysis and representing the tenant throughout design meetings.
The office was designed using fully demountable, modular wall systems to support long-term flexibility. Accordingly, HVAC, electrical, fire alarm and fire protection systems were engineered to accommodate future reconfigurations with minimal disruption. Special considerations were made for acoustics in video, photography and podcasting studios. Equipment selection, control strategies and electrical distribution were tailored to support varied lighting and camera setups while meeting strict sound performance criteria. The space also features an open presentation zone, a coffee and snack area, multiple MDF and IDF rooms and modular training rooms with operable partitions.
Throughout design and construction, the team worked seamlessly with all stakeholders to adapt and deliver a facility that met and exceeded client expectations on both schedule and budget.
