A Hawaiian resort was in need of a major remodel. The iconic facility, spanning 15 acres, 11 stories, a 150-foot grade change and hundreds of roaming chickens, required a comprehensive 3D scan and the creation of an existing conditions Revit models.

Process

After thorough review and collaboration with the developer and architect, Bowman prepared an initial scope package, prioritizing the highest-value components. This included scanning all public areas, select back-of-house areas and approximately half of the 205 guest rooms. A two-laser crew was mobilized to scan the entire property exterior using GPS survey control. The majority of the interiors were scanned while working around the resort’s 24/7 operations and maintaining over 80% occupancy. Once field laser scanning was completed, Revit modeling began on a fast-track schedule, focusing first on delivering the highest-priority components.

As an added value, our FAA-licensed drone operators conducted multiple drone missions, capturing photos, videos and creating a high-resolution orthographic image of the entire site.

Results

Upon completing in-field scanning and aerial imaging, all data was processed swiftly. The drone data was made available immediately from any device, at any time.

The final Revit model encompassed over 300,000 square feet of space. Over 200 rooms were modeled and grouped into 37 room types. Seven additional rooms, originally thought to be typical, were identified as atypical after the survey and were accurately documented.
